I saw this short at the Atlanta Film Festival 2004 and really liked it. It was well-acted and written. A lot of the 48 Hour Films that made it to the same "Best Of Atlanta" show had big time production staffs and a lot of people behind the camera. This was one of the underdogs that seemed to be made by some very funny people who just grabbed a camera and went with it.
About the only false note was that the "old" landlady was clearly a younger actress playing old, which is hard to pull off on film. But she was funny, which I'm sure outweighed the age issue to the filmmakers.
The final scene was a great last joke, too.
